1/ To far away to manage your self .
2/ Agents fees are 20%
3/ Repairs are constant due to climate
3/ Here we have boilers there they have A/C used 24/7 by short stayers
4/ Utilities are 3 times cost of UK
5/ Agents charge a % on top of repair costs plus a monthly management fee
6/ You are dependant on escalating flight costs if you visit
7/ Hurricane insurance is 3.5k per year
8/ A strong resolve is required during hurricane season to carry on as normal at home
9/ The ground that houses are built on abroad is vastly different than in the UK.They can build on any old shit.
10 I am flying over next week just to collect the keys and see a non paying tenant on his way.
I have now rented both properties out long term for ease and a more controlled income. However returns are far less.
Very interesting to do and I have learned a lot but not for the faint hearted .
